I currently live in brahma sun city on a rental basis . My owener booked the flat at around 2200 psf 4 years back . currently they are quoting 6000psf for new the buildings coming up in 2013.
I believe if the project has a good off-take the builders themselves eventually raise the price . Hence the reason the open booking in phases to estimate market response.

I think the project can appreciate by 2016 the estimated time line for completion of all buildings

True. But Megapolis is supposedly the ceapest. For Ex. Kolte Patil is coming up with a 400 acre township near munjri (Hinjewadi) and they quote 3000psf while they have nothing on ground. Atleast with Megapolis so see some construction happening.

Would love to know your views on this as I am seriously contemplating to buy a house in Megapolis
