Another good thing is that its on main road (unlike solacia & savannah which are quite interior).
I am not sure about rental scenario after 3-4 years, but for 3 BHK i think atleast you should get 12K (could be more than that as well).
People are finding it difficult in renting flats in baner/balewadi/bavdhan areas at the rate of 14k . How can you expect people to live in remote place at rent of 12k.
People who want to rent 3bhk are very smart and they need all common things available near to their apartment not the amenities.
