If the builder says loading is 30%, then use the following formula to confirm:
(Actual carpet area )* 1.30 = Saleable Area
Actual Carpet area you can calculate from floor plan.
Saleable area is what builder tells you.
for e.g
If, builder gives you a saleable area of 1000 Sq. ft then
Actual Carpet area = 1000/1.3 = 769 sq ft approx
Now confirm by actually measuring it from the floor plan. I can bet, it will be less.
When Builders say 30 % , they actually remove 30% from 1000sq ft.
i.e actual carpet area they give is 700 sq ft. So guys, we lose almost 69 sq ft which is a considerable area at least in a congested city like mumbai. Lets open our eyes and stop this cheating.
