And how can you say to avoid Spire when you own investment is in their project? Also in third rated "Unitech" project also.

There is no thumb rule to this analogy. Big builders don't left much on the table as they launch at higher and unexpected prices, medium and small builders give room for appreciation but their project has risks related to location, construction quality, timely possession etc.
To evaluate an offering on all parameters would make sense in today's market.
