Unitech is coming up with a Mall in Bangalore. The Mall is said to be ready in 2.5 years from now (ie, around Jun 2013). The upfront prize for a 850 sq.ft shop is Rs.51 Lakhs and the rest of the amount (7.7 Lakhs plus registration charges) to be paid at the time of possession. However, 12% assured returns is guaranteed by Unitech.

Please provide your suggestion on this kind of an agreement, the risks involved, your own experiences etc. It will help me make a decision.
