Wait for Eldeco. I heard that Eldeco is going to start bookings for Sector 107 project in another 2-3 days. Location of sector 107 is very good, Eldeco is also good builder and as per market information, rates will be around 3000-3100/sq ft so cheaper than ATS.

In ATS as project layout is not good so it is not advisable to invest in this project. With builder reputation, it is also important that what is the location , project layout, rates and in this case of ATS 104, all these 3 things are not favourable.
