We all have our views as whether a place would develop in near future etc etc.. but no one of us can really predict the development future of a particular place.. this place may not develop in the next 3-4 years just because of the factors u described... or may be this location can zoom-develop based on some not-now-known factors..

for example, no one thought once-jungle area of Bavdhan would become one of the best living locations in Pune.at the start there was only ONE project DSK Ranwara and the builder was requesting ppl to buy there.. and because of proximity to IT park and kothrud, karve nagar etc...this place is developing by leaps and bounds.. the chief police officials (retd) have put up their lavish bungalows here and as a result a police chowki has also come up just for their security..plus the hill views and the always flowing cool breeze and fantastic roads, eating joints, discotheque, 24-hr open Cafe coffee day, reliance fresh, more etc and etc...

what i am trying to say here is that growth in a particular area is very unpredictable coz a lot of factors contribute to that growth..
