I stayed in delhi and know the real estate companies like DLF, Unitech, Vipul etc who are NCR based. They have few things in common.
1. Financially trapped and aquired land back at high cost.
2. They will not deliver the house/flat as promised (in any case)
3. Real estate in bhubaneswar has no genuine calculation process to have a fair value.
4. You have to go for their earlier commitments and delivered projects
In any case, the investment is best avoided. If someone wants to buy for own residential purpose this is the right time to visit the place and decide. Please do a critical due diligence in all aspects like:
- track record of developer
- own requirement and preferences
- ideal rental value (x) 300 as a standard calculation
- future state of affairs for the location
- litigation free / govt acquisition free
