Thumbs up DON'T BUY NRIs AT SUCH INFLATIONARY PRICES

Due to whatever the reason, real estate prices are going so high, sufferers are only the buyers..So why should they buy?..Same property is available on affordable rent! Just be smart..especially NRIs..I appeal all NRI community to do not buy at these prices because builders and polititians who raised this prices are betting on NRIs!

Nri's should stop investing in real estate in India which is so highly inflated in prices.

Also there are legal mess and no body to regulate real estate transactions and you might end up in legal issue which can spoil your investments.

Unless prices become realistics to the local average income in India, regualtion and legal system become more transparent, NRI's should think THREE time before making NEW investment in the Indian realestate.

If you have old property that you have from long time just hold on if you need it as your retirement vacation home in India, but dont buy unneccessay homes which you will never use and may have chance to lookse money on long term and also very poor quality construction and you may not know to whom the land etc. actually belongs to !!!

Default NON-NRI's not NRIs

I think it is the local market and not the NRI's who are buying properties . come one guys NRIs wont buy properties in India cause either they are already having property in their adopted country , they cannot make two payments one in India and other outside India . property prices are driven up by speculators . people who think prices might go up and they buy and so they dont want to sell their property for no profit non loss so they hang on to it .

You are so wrong. I interact with NRIs and know EVERYONE is investing in India and esp. so in RE. One of them from IT Industry drawing 45+ lakhs p.a. (after returning to India) has stared to be a builder himself. LOL.
NRIs have no other investment avenue in the country they live in which can yield this kind of returns.

i agree with above post .bank of england interest rate is 0.5 percent so if if growth/return from investment is in excess of 10 per annum -you have nothing to loose

There are other safer avenues to invest like stocks and mfs, which are more liquid definitely, safer and more flexible.
In a larger inflatornary market we always believe that prices will never fall, but sales are today down 30-50% on yoy basis

stocks and MF to a lesser extent are risky, traditional indian thinking process generally prefers safety plus returns.
it is hard and it is local speculators not nri's who drive up prices.
so no one advice fits for all.
