Well for me bopal hasnt given much returns compared to patch between Ahmedabad - Gandhinagar. Very good infrastructure and connectivity. In bopal ready and constructed properties are almost at same price and rentals are dirt low. New 3bhk in best societies like gala you get for 13k on average investment of Rs. 60 Lakhs.

Bopla has given quite good return in last 4 years - 20%+ for most and may continue giving so for coming 5 years with all the development of BRTS, drainage lines etc.
The area between Amdavad - gandhinagar is good may be for 10 years span - only time will tell but at the moment it seems bit far fetched - Adani township- too far away in interior.Godrej township - may take too long to just finish, not viable for tier 2 city like amdavad.

Ya drainage lines in south bopal were not in place till last monsoon leaving aside godrej and adani there are more then 150+ underconstruction sites going on nr gota to vaishnaovdevi even if 20% of gift is approved and constructed then s.g higway will be goldmine.
