Hello Everyone,

Confident Gemini has been launched in Sarajapur- Attibele Road.
The Prelaunch offer is 1900 rs per sqft.

The project is not approved yet and in 3-6 months it might be approved by BMRDA.

Is it worth buying this un approved property at this price?

Hi Rajan, me too on same boat :-)
Even i am planing in confident gemini. They have no doc availabe to share with buyer, they said, they have entered an agreement with landlord, and upon BMRDA approval they will buy the land. And then will be availab efor registration. This could take ealsiy 8 - 12 months.
Is is a good idea to enter intoi an agreement paying 30% when the land itself is not in name of confident groups :-(.

Any suggestions? exisiting customers of confident, how is your experience with confident?! Please chare!

hi Munishraj05, i am contemplating, though I have not made any enquiries yet. is he 8-12 months timeframe, you are expecting or they committing? as per Confident group, when do they expect all this to be complete?

1900 looks expensive for the location. I had very good experience with Confident group in the past and they are very good with delivery. But I am not convinced on the price front.

hi - did any of you ever purchase anything in Gemini. I see that layout plans have changed now. Coinfident says he has the approval now. Has anyone registered the propoerty yet. Builder is adverting unreleased plots. Is it worth buying?

If you have patience of 10 years, you can go ahead with any approved property in Bangalore... So is the case with Confident Gemini.. Most of the confident properties are very far from city and it will be tough for somebody to live with family in those areas... Getting Tenant is also not a very easy part... Also 1900 is not very cheap and that too in very under developed area....
