Default Dividing land into 2 parts

I would like to know if a 40*60 land can be divided into two 30* 40 sites and registered under 2 different names?
Is this legally allowed? can someone who has done this in the past let me know on the modalities and the process involved? do we need to take any special arrangements for such a process?

Please advice...
