I am planning to buy a plot near singarhalli, lot of co-operative societies are developing land here..Also i have come across bsnl employee housing and health city..my question is...How come these societies are eligible to sell the land to public who are not their employees? I have heard and read somewhere that..If dragged to court..ppl who are not employees may end up loosing the land..and what are the pro's & con's of state excise over others..Apologies here..I am asking as if u are a land developer..but plz help me out..I tried to enter the yahoo group..but somehow not able to enter the group..can you plz give ur phone number?? or just msg to my number..i will call back to u..ur help will be very useful to me.. ![]() Regards Manoj |

Hi Manoj,
Yes the risk factor is to be understood as you said... Sorry, iam not a developer, rather an investor just like you..got few sites with Excise ,tryn to make sure our research are in place and we don't land up in trouble... Currently i have booked from the developer side, ideally as per their understanding with socitey they do have around 30 % plots in their kitty to make it selling from their side.. We have the same culture in most of the society layout..Check trusted Coffee Board Layout at chickajala,The developer is selling the sites from his side to at higher price than the society price.. Sorry for getting through the group...mail me your contact at ven412 at gmail com Thanks,Rajan |

Hi Rajan,
I just registered at yahoo groups and awaiting your approval. I checked with a person at excise layout society and booking of sites are still open and the last date as mentioned here as 20th is not valid. As many other I'm a bit curious about reliability and the current status of the project. Any input is highly appreciated. Thanks, Venkat |

Hi Venkat,
Thanks for the your joining the forum... I have approved your invitations.. Yes ,the booking is freeze from the developer side for Phase 1,they would take your booking towards the society for Phase 1. Society booking will get you the allocation later, based on their criterion's Thanks,Rajan |

My friend and I went to unnathi builders office to book site in excise layout. Atfirst they said the booking is over , need to go through society .the builder was encouraging us to book the plot in phase 5 which is the raggi field next to excise site which they are going to acquire for themselves. We were only interested in the society plot .then finally said there are few sites available . But the cheque has to be paid on developers name . in the excise layout advertisement they say the cheque should be paid on state excise multipurpose cooperative society ltd. (http://www.semcos.in/files/Excise-Br...First-Page.png) confused .anyway planning to go to the excise society office.

Hi Vinod,
Post your comments, spoke to the developer to clarify the confusions... Confirmed ,if its through society ,the cheque need to be given in the society name it self and the booking reference will be given straight by the society.. Please recheck and let me know your comments..since it will help all of us.. thanks and regards,Rajan |

Hi Vinod
You can’t clarify your doubts with the developer. Developer will make you more confused. they may change their word anytime. better you speak with the society staffs. I believe they won’t lie. In the society office there are unnathi’s staffs and excise staffs. Developer staffs are always available in the society office but they say the same things the builder says and they won’t reveal that they are builder employees. I booked 2400sft in November through the society. paid 25% down payment + rs.2500 for associate membership. Regards ,Praveen |
