I was just wondering as Horamavu location is not discussed much on this forum. Couple of days back I saw some 30 x 40 sites at Horamavu - Nandanam Layout and around 2800 per sq. feet is being quoted. Can anyone please tell me whether this is the right price. If no, how much can i negotiate and how much would be the worth of this per sq.feet. i would appreciate if anyone can share this with me who is done research on this location previously.

Hi deepak,
I own a land in Horamavu. I think the price quoted to you seems expensive. I would be delighted to sell my land for a better price .BTW Let me know whether the location falls beyond the railway crossing or before that. Then i will be in a position to give you some assistance on prevailing prices. ~Manoje |

hey deepak,
The new quote youv'e posted seems close, 2200 or less should be ideal. But there is always a room for negotiation.And FYI the last year, the rates where close to 3000. Beyond the level crossing it might be from 1500 to 1800 .It depends on the layout. My site measuriing 40*30 falls beyond level crossing. ~manoje |

Hi Deepak,

Hi Siva... 2500 is very high for that area. at the first place most of the sites do not have proper title in that area. To be specific - DC conversion is not proper, Katha transfer is not done, betterment charges not paid, Akrama sakrama not paid (this is due to postponement of BBMP polls). Even if u buy the site u will end up spending 1 lac more to regularize the site plus unnecessary stress and trauma as u know how govt. officials function.
In conclusion, be careful while dealing with BBMP sites in that locality. 2500 is very very high..i would suggest you to drop the deal. If at all in that area if u r so interested u can go behind BDA sites if ur budget is 4000 per SFT..but rest assured it will be hassle free |

Thank you Deepak. I have confirmed with owner that I can only buy 2350/-. I have not heard any thing so far. Looks like the deal could have dropped.
I agree with you getting done work with govt body is a night mare always. As I'm non local here, It will be a tough time to get things done. I don't have 4000/- sqft budget at moment. The fact of the matter is simple:
high risk often equals high returns The prices today in and around kalkere village are about Rs 1400/- to Rs 2700/- per sq. ft. It will rise immediately after the namma metro starts operating. Land prices ALWAYS go up. This area is in the hinterland of the BIAL airport; I have been on many of the new roads from Old Madras Road going towards Bedigere, Bagalur, Srirangapura etc. Excellent infrastructure and low awareness of the development on these roads means ANY purchase of land now in this area - with all the hassles with BBMP registration - is still worth it in the +5 years long run. My call is - buy buy buy |
