Guys,
I am away from Bangalore currently and I am not aware of the state of affairs on the ground w.r.t the Infosys Sarjapur campus. Can anyone that is local there please update? On the approvals front, I know that Infosys had recently applied to the SEZ board of India to increase the extent of the SEZ from the original 60 or so acres to a total of 250 or so acres. They got SEZ approval for that and I believe SEZ approvals come with a time limit of 2 years. |

Mr Ashwin.. What is your Suggestion about NBR developers which is located in Sarjapur Bagalur Road on weather it will appreciate, this property will fall in TN Jurisdiction. Their will be any problem in future let me know your valuable suggestion.

I will not buy in Tamilnadu. Nothing against the tamils, but it is sheer logistical and legal hassle. Who knows what kind of border controls, vehicle passage and registration issues or tax issues come up if you wish to reside in one state and commute to work daily over to the neighbouring state.

Infosys Technologies, which has acquired around 300 acres of land for its IT expansion in Sarjapur, has made an application to the government to increase the Floor Area Ratio (FAR) for the campus – from the existing 0.5 to 2 FAR. ![]() The FAR is a limit on how much area one can build upon in a plot. FAR is fixed in zonal regulations of local area planning authorities, and is dependent on the width of the road. Having passed through the Industries and Commerce Department and Urban Development Department, the proposal has now reached the Bangalore Metropolitan Region Development Authority (BMRDA) for review. One section of babus sees no harm in giving in as there “can always be a via-media to relax any rule legally.” But qualified town planners are dead against making an exception for one company. With other areas of Bangalore saturated with development, and with empty spaces constantly shrinking, the Anekal-Chandapura region is touted as the destination next for software companies, realty projects and commercial development. As many as 70 infotech companies are located within a radius of about 16 km. Just 12 km from the circle, on the Sarjapura-Attibele Road, Infosys has acquired a 300-acre land for its next expansion. The area comes under the jurisdiction of Anekal Local Planning Area, which has 170 villages under its purview. Infosys is waiting for a positive response from the government. Mirror mailed its queries to Infosys on Thursday, and in the response received on Friday, Ramadas Kamath U, senior vice-president, head of Infrastructure, commercial, facilities, administration and security, and V Balakrishnan, member of the Board stated: “Yes, we have made an application to the state government to relax the FAR norms for Sarjapur as the land is costlier and availability is very limited. So far we have not heard anything from the government. Hope they will consider the request.” Officials of the Urban Development Department (UDD) opine that since the IT giant has 300 acres, with a 0.5 FAR, it can develop up to 150 acres, or go in for an integrated township model which offers a FAR of 2.25. “When it could easily get a 2.25 FAR for an integrated township, why should Infosys settle for an FAR of 2? If we bend rules for one company, others too will come up with similar requests. FAR is commensurate with the area of land and cannot be changed at whim,” a senior UDD official said. The area around sarjapur village area is hyped and prices of plots/villas are outrageous.
When compared with the hosur road, 1. The road after wipro corporate office to Sarjapur village is narrow to handle the expected traffic whereas the existing hosur road(NH) itself can handle the traffic expected in comming years. The road connecting ITPL( thru dommasandra) is very narrow where two vehicles passing side by side is difficult 2. Except few apparment projects from B-grade builders there are no good residential complexes or expected to come. The exising projects are scattered at a distance and no projects are as a part of one continuous stretch. where as around electronic city there and hundreds of projects comming next to one another 3. No malls or shops to cater to basic neccissities in the vicinity you have to travel 13 kms to total mall to get one where has hosur road you can find shops all along after electronic city till attibele if not big malls. There are some schools which has school busues for ferry children but not anything like medical collges and companies which force people to inhabit in the area 4. Finally the infosys campus based on which the our developer goons are using to hype the area. Nobody even the Infy management could have idea on when the campus will come up. Considering the infosys position in current market conditions and inept, dumb govenments that is expected to come no idea whether it will see daylight 5. Ths STRR another hyping point. when we see existing road widening itself facing hurdles, litigations, court stays running for years you can imagine the fate of new land acquistons that too for the entire lenght of STRR. Pls note that the government order was passed in 2006, still not a single of inch of road work has started 6. There are no trigger point to fuel growth in the futre along Sarjapur Village ORR or Sarjapur - Attible road. Hosur road already has hospitals,few medical colleges whose construction has already started. KHB Surya Calony where high class aminities where people are expected to build houses. The enrite stretch of 7 kms from railway crossing till dommsandra is in green zone where no developments can come up. So layouts along hosur road and KR Puram -hoskote road is always better compared to ORR-Sarjapur village strectch or Sarjapur- Attibele stretch. Any price dependent only on hype, no substance will burst any day |
