Default Excercise caution

I visited this site a month ago, and here is my feedback.

- Amenities, proposed development and the supporting marketing material are pretty darn good, feels good to imagine living there, however the price is still hugely inflated for what it is worth.
- A lot of smaller layouts around with decent basic amentities, some even closer to Yelahanka in BBMP limits, are selling for less than Rs.1000 per sqft. I think plots below/around Rs.1000 per sqft are likely to appreciate quicker if you are looking for investment. Look harder, you will find them.
- It is directly under the flight landing/takeoff path, so the noise is pretty annoying. I heard BIAL has plans to build another runway.
- Consider bigger plot in this layout if you are planning to build a home for yourself.
- No matter what the developer promises, look around and you will see that it will take another 5 years or more for the rest of the area to catch up. And for the prices to catch up, it could be longer.
- Yes, development is happening, may be at a slower pace.

India is a land of opportunity today, invest wisely, don't lock in your money on some future promise. Good luck!!

Thanks for your candid feedback, any pointers towards plots for less than Rs1000 from renowned and reliable promoters in north Bangalore would be appreciated.

I am also intersted in a plot purchase.... not necessarily in this location... so suggestions for plots in range 1000 psf will be appreciated.

There is one plot Euro valley 3 “daffodils” (Euro daffodils) in Chikkajala. It is 5 Kms before the Airport. This plot does not have the Aircraft noise issue. They are quoting at the price of Rs 1200/- per Sq ft. Looks to be good deal. I am planning to book the plot over there if any of you interested let me know.

Guys, please deal cautiously while dealing with OzoneGroup. I found them very unprofessional, and do not recommend buying property from them at all.
I purchased a flat from them at Ozone Evergreens 2 years back.

Reasons for calling them unprofessional:
- The project is very very delayed, we were promised Aug 2011. As of this post, there is still NO committed date of completion from them, and the progress of the site is extremely slow compared to other builders who are building on the same road.
- NO communication for the customer from their side in the last 2 years about project progress except for demand letters asking for money
- Promised basic customization of apartment while booking as a given, however not even switch locations allowed to be changed, response rude
- Very rude staff, bad attitude for customer service professionals
- Staff keeps changing, every new person says they don't know what the previous person said
- Theyve taken over 85% of the money and we still dont know when we will get our house! Can you imagine the nightmare for those paying EMIs and house rents and planning for tax exemptions

Default Ozonegroup Announces Rs 3,000 cr Integrated Township Project in Bangalore

At the entity level, the fund has 50 per cent stake in the company. The company also partners with HDFC Venture Fund.
