I have visited personally all the good layouts (Swiss Town, Hollywood Town, Jade Garden, Tulip Garden, Rashi Orchard to name a few) in and around airport. Price starts from 1800/- and goes upto 2700/- per sft. And they all have standard amenities. If Ozone gives only 50% amenities what they promised it will be a huge hit 2 - 3 years down the line. Ozone Urbana seems little bit pricey but once they finish the amenities then what you paid is reasonable. And all the big builders century/prestige/mantri/hiranandani/sobha/brigade are not idiots to invest thousands of crores in the airport area. Right now if you want to buy a decent size villa around airport, it would cost you any where from 1.5 Cr to 3 Cr. I have bought 40X60 plot to construct a villa. It would cost me around 85L - 90L all inclusive with world class amenities + I will save ton of money. So my guess would be that who ever miss this opportunity to buy, they will definitely repent. I have done nearly 1 year of research in bangalore and invested in Urbana. This is my personal openion.

HSRL - This is also one of the reason why I bought the plot in Urbana. This would be a huge huge plus once the work begins. I hope it will begin soon.

I couldn't agree more with Nishant's views .. Bang on !!!

Given the extent of development envisaged with the "ITIR", the HSRL, various other tech parks .... the area around the BIAL is only going to get hotter [ i.e. in terms of demand ] in the coming years. All this development is bound to fuel substantial requirement for accomodation (both owned as well as tenanted) .... which is bound to positively impact land rates further. This coupled with the various amenities "Urbana" will be offering it's residents .... the future looks excellent for "Urbana"

Let us not make the obvious mistake of comparing asking price of Urbana today with those of other simillar properties .... please note all the often other discussed properties (Utopia/The Retreat/Swiss Town/Hollywood Town/Tulip Gardens) are more or less complete in terms of their final offerings .. very little incrementally can / will be done to add value to these properties. On the other hand "Urbana" is today just a clean sheet of paper .. EVERYTHING is yet to happen. Surely today's rate of Rs.2100 per sqft will be more than justified even two years down the line

Just wait & watch .........

I just returned after a short stint at Bangalore. I went to the Ozone group
office and asked for a site visit. They promptly arranged for the visit and sent their marketing person with me. I also signed the sale agreement.
I think the customer service was quite good as they arranged for signing the docs (and even fixes a minor issue in the sale agreement) and arranged for a site visit - all within a couple of hours as I was leaving Bangalore the same night.
The location of the site is excellent and whatever they have done appears to be good. Certainly this project is for long term- at least 10 years.
I will post more details and pictures at the commonfloor website.

Project surely seems attractive. However, I am worried it should not have the same fate as Shantiniketan. Shantiniketan is the only project of such scale apart from Urbana, and it turned out to be a disaster.

Before I go ahead and invest my money over there, I would need t understand:
- What is the scope of successful completetion of such project. I am sure plots would be made available on time, but we will reap benefits on our investment only if the whole project is successful
- Ozone group would require significant amount of funds (apart from customer advance payments) to complete the project. Does anyone in the group have an insight about their financial health?
- Who are the promoters of this group?

I could not get this information for point 2 and 3 on their site.

Any information over here would be very much appreciated.

so as sahara city homes near international airport. No one knows the status yet, this was advertised 5 to 6 years back. Lot of people paid advances by sahara brand name and are cheated. Be careful and proceed with reliable information on these big projects.

I believe the project is being funded by Reliance Mutual funds.
So, I think funding shouldn't be a concern. However the project may not be completed in 7 years (as Ozone claims). It would take more like 10 years. As for appreciation, don't expect anything significant for at least 5 years.

I booked a plot in Urbana. After a long research and talking to lot of people ultimately this lay out has made sense to me . I feel the best thing about this project is its Location and for sure in next 7-8 years this will be a buzzing place. You cant bruild there right away , but to wait for 4-5 years. I am visiting this place next week. I will update more on this lay out.

I am thank ful to this website , which gave me good insight about B'lore realty....
