In July 2010 I visited Bangalore last time. I landed in BIAL, in 10 minutes I was in my plot, then it took 24 kms to M.G Road, I stayed in Indira Nagar. Many times from there I been to the land, I can say, it was about 25/30 minutes drive. Depend upon the traffic, time may differ, but the distance 25 kms I said.
However, Ozone Urbana, where it is and other developers who are after BIAL, think about the distance from City Centre. Shopping malls, hospital, city centre proximity, Schools, Colleges, Technical Institutions such as MVIT, NITTE etc are on this belt. High hope for growth. As I said I am in UK my children won't come and live in Bangalore after me, thought to encash but not for the time being. Global Investors Meet held in Bangalore recentely coroborates high developments in North Bangalore. thanks

Waiting for good offers. 2/3 years time, the area would be like Gurgoan. All multi-national Companies foot will be in and around BIAL along with so many Indian Companies, IT/ITETS. My perception regarding land investment, normally it does't come down may stall for some time but liquidity is a factor. If one got spare money, able to hold for some time, it definately bring good fortune provided everything depend on location, infrastructure, development of the area etc.
I am very much optimistic about the area where my land near NH7/BIAL. thanks to all

Dear All,
I have a booking for 4500 sq feet in Urbana for 2200/sq feet. I am trying to cancel due to my financial reasons. I would like to see if somebody can take my booking for 2200/sq feet. You will save a huge discount here as the present rate is - non negotiable price of 2350/sq feet I need the response immediately else I will take all the money out and builder will get my appreciation. I visited bangalore last week and visited this propery and here is the debreif .
Pros : 1. This property is very adjecent to trempet fly over and is apox 5km from BIAL. Guys !!! this is a INTERNATIONAL AIR PORT. and one has to see this airport in person to belive its aura which will impact the surroundings. 2. There is already lot of development taking place and a lot has been spoken about it but i personally saw one star hotels construction near ozone urbana. 3. This property is bang on NH7 and another 2 lanes are going to be added soon to this road which will make a way for good aproach and accessibility for this project. As it is , from the main gate of URBANA the trempet fly over is just a U turn away which is a USP of this property. 4. The whole project of 167 acres and is aproved.If the commercial part of this project kicks off then this place will buzz and hope property prices buzzing too!!!. ![]() 5. Apart from BIAL , proposed SEZ's and ITBT will also create lot of demand for housing . 6. Govt is planning High speed railway link , signal free road from BIAL . Cons : 1. The commercial part of URBANA is on the path of flight take off and there will be sound from the flights taking off. I was very much concrened about this factor while i booked a site in this project but I was quite happy for the fact that the residential sites are at a distance from this path and is just a Hooosh sound for few seconds and thats it!!. Since this place is a plane land now but with some construction happening this sound will be minimized . How ever the sound factor is there and one has to visit the property in order to gauge the same. 2. This project is at 30-40 km away from Banagalore. Neutrals : Though this project is far from b'lore NOW, but after 6-7 years this place will have good & quick accessiblity and for people like me who missed to book a peace of land in prime location of b'lore urbana is a great opportunity [this is my personal view.] I finally booked a site here and MAN !!! when my flight took off and passed over the trumpet fly over , i was very proud of my investment which i was able to sneak through window!!! Guys,
caution ! caution ! caution ! These guys are bunch of crooks and never returned my booking amount for almost 25 days. After repeated calls and pressure they have deducted huge amount money as cancellation fee (more than 18%) and gave me a check. I have not deposited the check yet. I will let you know if the check bounces. Please please never book any sites with them. ? They just know how to harass people. Not at all sure about their delivery too ! they have repeated the same amenities again and again in their brochure. Lots of lies too about their time schedule ! Please let me know if you have any questions on the authenticity of this information. |

Taking 25 days to refund booking amount is not that large a time. I had previously cancelled a booking with Purvankara and it took 2 months to get the refund. I am sure this is a common phenomenon across all builders.
Also there is a 20% cancellation amount clause in the booking form itself which you wouldve signed when you did your booking, were you not aware of the same ? |
