Though it is 2012 now, we have to go back to 2005.
Ages ago in 2005 itself, BBMP had marked on several buildings all over Bangalore, those that were targetted or notified for demolition, lands notified for acquisition etc. also for road widening or Namma Metro construction etc. In all probability, many of you on the Forum here, could be falling into Honey Traps set by unscrupulous sellers who are keen on selling the property marked for demolition - keen on selling to you - the gullible and naive - and run with your money. How do u know the Lawyer u are consulting is checking that list and then giving u the Legal Advise - about whether u should buy or not to buy? Properties marked/notified for demolition in 2005 are being demolished so late now in 2012 (means a full 7 years later after notification) and the process will continue right into and till 2020 too. In other words, since public memory is proverbially short and the notification is dated 2005, many more will buy till 2019 too - a property that will be demolished in 2020. It could be you, your kith or kin or some friend or relative or colleague. I can understand if your boss buys a property of that kind and if it is demolished later, you will be very happy, because we as humans dont like our bosses. But what if u end up buying such a property which will be demolished later? I alert you guys with a lot of information because as a Professional Real Estate Researcher and a Professional Investor and as a Professional Property Investment Adviser, I get to lay my hands on a lot of such information which a commoner usually does not have access to or chooses to ignore even when it is lying in front of him on his own table in the day's newspaper. I can see many of u asking on different threads "Will this Road be widened? Will that road be widened? I like the apartment there but the Road is in a horrible condition, should I buy or not now?" etc. etc. A smart guy like me has this kind of information on his finger tips - and exploits exactly that kind of anxiety, that kind of consternation in the "worried buyer's mind" - a smart guy like me puts in his money - buys the apartment under construction now when the road is in a horrible condition like for eg. say on Haralur Road - and after 2 yrs from now, when Haralur Road is widened into a beautiful 80 feet road, sells it to this "worried buyer's body & soul" at twice the price in just 2 years and goes laughing all the way to the bank. So much for ignorance and worry for the Smart Worried Researcher. For eg., on Sarjapura Main Road, right from Outer Ring Road till Railway Level Crossing, the road will be widened to 45 metres exactly upto Wipro, Doddakannhalli which falls under Ibluru. Notification to this effect was given on 3.8.2009. The widening will be for a length of 4.5 kms road till Wipro. None of u will have such great indepth details. Similarly, though many of u like to buy properties in Begur or Begur Road, u are all dancing between "to buy or not to buy" because of the condition of the roads there. But on the same 3.8.2009, this too was notified that a length of 3.61 km long road will be widened from Begur Road to Hosur Road. This 3.61 km long road is called Begur Road or "Begur-Hosur Road" and will be widened to 18 mtrs road. What does it mean? All structures standing on either side of the road on this 3.61 km stretch will be demolished. Another example: Many of u are considering buying on Kanakapura Road but are afraid because of the narrow road and the Metro train work disturbing life there now. A length of 8.10 kms will be widened on this K-Road right from JP Nagar 15th Cross which falls on Outer Ring Road - till NICE Road upto BBMP Limits stopping somewhere at Yalachenahalli, Konana Kunte Cross, Talaghattapura. In all probability, your own ancestral property or parents' property, your sister's or brother's building, your b-in-law or s-in-law or f-in-law or some such relative could be having a structure, apartment or shopping complex on these roads which will be demolished and they may not even be aware of it. It is your duty to caution them if they do have. Somewhere, in some thread, somebody asked me, "are you a good samaritan?". Another guy in another thread asked me, "do you have vested interests?". Yet another guy in another thread remarked, "nobody has so much free time to educate or help people for no personal benefit". I am none of the above. I am just a passionate writer and researcher who has some writing skills. Just like u all, I too am passionate about real estate. Somebody said, "in a kingdom of the blind, one eyed is the King". If anyone of you has two eyes, you can be the Emperor. I dont have any issues with that. I am just trying to see that your Money does not go down into an Abyss. Into a Crevasse. We all know, Rome was not built in a day. But we all want Bangalore to be built in half a day. We all want Bangalore to be "New York or London or Singapore or Shanghai" when our mothers conceived us in their wombs decades ago. All of u want big beautiful broad wide roads all over Bangalore before u buy your apartments or plots somewhere here. All of u want Metro train to be up and running everywhere in Blore before your villa is ready. All of u want Helicopter Shuttle Service here in Blore to be operational from home to office and child's school to home before u start living in Blore and still want the property price to be very very low. Any price anybody quotes anywhere in Bangalore is "unreasonable, pricey, not worth, asking for the Moon". Meantime, when u are all waiting for the Helicopter shuttle service to start in Blore, while u are all waiting for the Realty prices to crash (pipe dream), for the so called Recession to have its effect on Realtly (which will never happen), while u are all waiting for Builders to reduce the prices since nobody is buying in Blore because of the high interest rates (though RBI Governor says he will reduce interest rates now going forward since Inflation is under control, u still dont understand that it is time for Realty prices to start to reach for the skies) and while I am waiting for all my enemies to drown in the Arabian Sea, u can atleast collect a 3-page-PDF file from me from aa3b3c3@gmail.com which lists 21 roads where everything on both sides of the road will be demolished. You could be helping yourself or save somebody from becoming homeless before the bulldozers and JCBs come gatecrashing to raze your or their structure down one ugly unfortunate morning. Most of the above 21 roads are in Electronic City areas or in Sarjapur Road areas or near, in, around ORR and all these are only for Road Widening - NOT for Metro work. Agree Ravi..somehow I came across to below article where harlur road widening notice was sent via newspaper..
Citizen Matters, Bangalore: Road widening: Haralur residents in a fix- ..and residents started opposing bbmp's decesion with various unpractical reasons..!! |

one more link found useful..incase if BBMP sends notice for the partly demolition/land aquisition, owners can go to survey cos. to see exactly how much land they have to loose and how much compensation they will get...

Interesting discussion Ravi. I agree Rome or Bangalore cant be built in half a day...but this whole situation is due to the fact that BBMP / the powers that be take road widening projects up so late. I mean 7 years!? We hear the Bannerghatta road widening ran into a lot of protests from Vijaya bank layout residents. Of course they will run into protests if it's taken up after the layout is fully residential and bursting at its seams, instead of when the land is cheap and the place still considered outskirts.
Hopefully the current plans dont wait another decade.. |

True. But Singapore & Shanghai planned for the future and executed the projects quickly. Unfortunately babus in Bangalore never realized the rapid growth Bangalore went through last decade and never had any (still dont have) idea how to handle it. Shanghai built a new city next to the old city. When Singapore, a country with land scarcity, planned wider roads why cant a city like Bangalroe with land in abundance can't plan for wider roads? Beats me....
