Default Prestige Shantiniketan Status and Worth ?

Hello Everybody

Prestige shantiniketan is perhaps the most hyped, most discussed project that has been praised and criticized more than any apartment in Bangalore. Many of us would have visited other thread like :-

So now a year has passed after all those discussions. Lots of changes has happened in the project. Many families (around 500) have moved into the soul space. Work has started in Forum Shantiniketan mall(Till ground floor completed), Office spaces (Crescent) occupation(Two office moved in top floor) has started, Fully functional Association, Registrations of apartment is happening, Fully functional Club house, some leakage problem, Tower C issues has been fixed with stronger than concrete structures etc

Where exactly does the project stand now?
Is it worth to invest in Shantiniketan now? What are the price levels now ?

Future of Shantiniketan ?
1. Three malls in close proximity to be opened very shortly(around 3 months) - Inrobit Mall, Phoenix Market city mall, Park Square ITPL Mall.

2. Phase 2 of Metro to include Byapanahalli - ITPL

Please pour in your thoughts.

For the past 4 days the thread has been viewed more than 200 times, but no reply yet. Is it because that many are still curious about the project ?

It will be great if a resident responds so that we can get more light on the recent developments in the apartment..

Default Prestige Shantiniketan Status and Worth ?

Hi,

I am an owner and staying in PSN for past 1 nd half yr.

I dont want to speculate but can provide you ground reality of the project and my point of view.

As of now, 872 flats are occupied in PSN and I can see these number growing each day. Everyday 1-2 movers nd packers truck is there in compound. I have a 2BHK and my neighbors are giving 21K per month which I believe is decent rent for the start. Hope it will only grow in future.

The complex is amazing and i have not seen such an open space anywhere is bangalore.

The clubhouse is amazing and I am enjoying each day with tennis, indoor baddi games. The most important thing I liked here is the kind of people I meet everyday. It is an amazing community with like minded people and I must tell you Networking is also a benefit.

About malls: u rightly said that 3 malls are coming up in close vicinity and bangalore's very own Forum mall will also come in another 3-4 years. So in all 4 malls in an area of 3-4 sq km.

Tommorow is the opening of MORE supermarket inside the clubhouse, coffee shops, medical stores, ATM, MTR etc are also coming by this year end.

For me it is self sustained place and I am very happy as of now. As my office is in whitefield only so have no issues with traffic.

About worth I am not sure but for me all my requirements are met.

This is my opinion.

Default prestige shantiniketan resale

I am getting a 3BHK 2149 sqft for 99 lakhs. Is it a lucrative price?
Given that all new projects around are > 4000 sqft, this looks a good price.
Please advice.

Price seems to be good if you are willing to shell 1 crore for a 3BHK.

Here Ravikant can advice you whethere to buy a 1 crore apartment or not.

prices are same in all the towers? or its bit lesser for the Towers which collapsed during construction stage?

First of to clarify ... no residential tower collapsed.

The collapse happened at the commercial tower, which is not a part of the residential one and is outside the residential towers. There was never an issue with the residential tower.

Why it collapsed? Because the concrete flooring was laid and the support was removed before drying of the cement. So the issue was not with quality but in execution. Once the cement dries the flooring does not give way.

What Prestige did? It broke the whole structure and replace everything with steel beams and steel flooring. Yes now the complete building is made of steel pillars.

Now residential structure is made with MIVAN technology to give strength to high rise building. It means that every wall is a beam (made of cement and steel and is not made of bricks). Hence even putting a nail is not possible in the wall. SO u can imagine what the strength of the builiding is.

Prices are different in PSN based on the facing of flat and the apartment size and floor rise.

Can you recommend a knowledgeable broker I can call for inquiring on PSN?
Also, have they developed the cricket or football field on vacant land behind tower 7,8?

Hi Tsidhu,

I suggest u search online and try with multiple brokers to get the best deals.

U r correct about the cricket nd football field. We have even planted 500 new trees on the perripherry of the ground and PSN.

We are also organizing the Shantiniketan Cricket league 2012 from next week.

PSN is becoming an awesome place to stay. U cannot find such big grounds inside any society in bangalore.

Catch the glimpse of practice matches during weekends. This is inside PSN. No society offers such an open space.
