Default Prevailing land prices at Banashankari 6th stage BDA Layout

Can someone provide details of prevailing land prices for BDA plots in Banashankari 6th stage BDA layout. Plots on Main roads (and not belonging to EWS) are preferred.

Default Property prices in BSK 6th stage

The quoted price is around Rs.1200 to Rs. 1600/sft depending on the location and some fools are even quoting Rs.2000 and above.Sites are not worth to buy above 1000/sft. People are not able to sell their plots but still sticking to the higher prices expecting market to get better !!!. Some resellers are quoting funny prices. If you have little more money better invest in Rajarajeshwari nagar which is well developed.

Dear Sir,

The prices are quoted between Rs1100/- to Rs2,000/-. BDA sites in good locations facing east,north and west have been priced around Rs1500/- and above. But, there is very little or no business at all at these prices. Everybody is quoting abnormal and unreasonable prices. But, those who are genuine and wanted to sell it are selling at Rs1100/- to Rs1500/-. Till date the maximum or the top price is Rs1,600/-.
Please check the documents at BDA for its genuineness,before the purchase.

Default BDA 6th phase

We did a survey on this place
reasonable is 600/Sqft
This place doesnt offer much hope for the future development.

One has to wait at least 5-7 years to gain any investment returns.
RajRaj nagar : looks good but way too pricey for the location far far away from any facility in the city.

Have houses come up in Banashankari 6th stage BDA layout atleast now?Nearly 2.5 years since I have been there.

Can we find street lights, drinking water, tarred roads, few newly built or under construction houses here and there.

Is it still a isolated forest far away from city like it was 3 years ago?

Hi all,
as said bda 6th stage,banashankari , will take ages to develop. the 20x30 site wud cost somewhere between 7-8 lacs in 6th block. in 7th block max of 8.5 lacs.also the registrations are less in the sub-registrar office.as these lands were sold at higher rates a couple of years back,original owners have to wait to sell them.b careful with brokers as all of them are localites.

Dear All

I saw some sites at BSK 6th stage today. I have a few questions and it would be very helpful if you address these for me:

1. Rates that the agent was quoting was 1500- 2100 K per sq. feet. (40 x 60) for how much i should negotiate if i have to?
2.I am not looking at immediate development. may be 4-6 years down the line if it develops i will start the construction?do u think this area will develop to a level of rajrajeshwari nagar atleast 6 years from now?

Deepak,

I am also looking in the same area. I got a price quote from direct owner for Rs 1400 per sqft North facing site and he said it is negotiable. So that is the price range that is going around that area. I think anywhere between 1000 - 1200 would be reasonable.

1000-1200 mentioned is very reasonable but it is very hard to get a seller for that price. There are a couple of apartments that are under-construction in that area (Sobha, Purva etc). I hope once the aparment comes up, the value of the surrounding area may go up also...
So the wait may be lesser than 5 years...
