Saroj Cosmos, near Gear School - Indian Real Estate Forum

Hi,

Couldn't find any feedback/thread about "Saroj Cosmos" and Saroj Builders.

Project is located behind Intel office and near to Gear school. The location is very good and price also seems to be par for the area but there is generally no talk about the builder. Are they reliable? Is it a good buy? Any help would be appreciated.

I had booked a flat in Saroj Cosmos. I got all the documents related to the Land and the project. After discussion with my lawyer I have signed the agreement of sale and construction agreement with the builder. The land is owned by the builder and there is no joint development . This project has been approved by SBI, HDFC, ICICI, PNB, Corporation bank, AXIS and LIC.
I also have looked into some of his projects which he has done in his past 9yrs, Before i booked a flat there and i have not found any issues.
The builder seems to have completed all his project in time. I have seen good progression of this project everytime i visit the site.
Hopefully this has provided you with some information. If you have any specific question i will be happy to reply if I have any information about it.

The executives of this property looks professional in dealing.
I am looking for this property can any one please post on following things
a) BBMP Approval and GOVT Approvals , is Every thing Approved.
b) Water Connection Details (Need To Know , Whether this area is covered under Corporation Water Supply )

Came across this property few days ago, still have some 2 BHK units left. Construction work in good progress, area seems good. Current price 3400 psft.
Looking to interact with other buyers of this project. Any reviews on the builder/ project/ area etc would be certainly helpful.

For comparison I checked on prices of Krishi Gaviksha and they are out of 2 BHKs from Builder quota. Now slowly the Owner releases the 2 BHKs/ 3 BHKs and the builder sells them. Price is in 4500 psft range. I find the price very high, and cosmos looks tempting with respect to that. However Cosmos has only basic amenities and Krishi project is providing Swimming pool and all the jazz.
