Default Unishire or any other for 4-5 years investment

unishire are coming with new apartment Atrium, near kogilu jn
under 3000inr pre launch.
Builder seems good, but just 38 units, hence facilities will be small.

Advise require: Is it good for investment for 4-5 years?

There is also another ready to move in apartment Midhila Delux 2 BHK for 25 lakhs, looks like builder is unable to sell them.

If that area/location seems good prospect(investment), any other good projects

About my budget:
I have 30 lakhs cash, rest bank loan

I am thinking of upto 60 lakh (for one flat/villa/plot)
or
upto 90 lakh (for 2 flat/villa/plot)

note:
pl not I have no property in bangalore, and I am not promoting anything.
I live abroad, and I want to buy my first property in bangalore and hope to come back and live after there 2 years.

I had a quick look, and found that price is quite high wrt neighboring projects 40L for small 2 BHK is too much (in prelaunch) when almost ready apartment in the same vicinity (6 month to possession) is available at min 20% below rate.

I dont think unishire is tier 1 builder and can command a premium over neighboring rate..

Unishire Atrium is not in the main road, it is inside kogilu village/town. I would defenetly suggest NO for this and also 38 units is too small area, hence facilities will be small, society will be small, etc.

Dont be in a hurry now as the market is in a peak now. Even I dont have any property... I would strongly suggest to invest in Yelahanka either plot/villa/aprt because that is the fastest growing in bangalore and dev such as HSRL/Metro, signal free corridor, IT park, malls, etc.
Please PM me so that I can recommend some projects in yalahanka for your investment. I am also not promoting anything, an investor/buyer like you...

harish100: I have seen your posts and no doubt that you are genuine buyer, I have send a PM, pl reply.

Read information on forum that a coming up project "fortuna north city" near kogilu jn, hence was thinking the projects around this area will have good appreciation, hence did google and came up with unishire.

Hence my initial search seemed Jakkur area as a good investment opportunity.
But seemed one of the project (Century Celeste), that was sold for 45 lakhs in 2008 is still available for 52-60 lakh, not a good appreciation.
Century Celeste - A Golden investment enroute to int. Airport, behind jakkur flying club - Bangalore - Houses - Apartments for Sale - bellary real estate

there is another project Mittal palms near Jukkur lake.
Is this the area to consider for good ROI.

other areas near Ramanashree California resort: But I have a feeling that areas near Resorts and militiary training etc take time to develop as it cannot come up with either residential or investment projects. I could be wrong.
