Default Why land prices are low near electronics city?

I am new to Bangalore. Electronics city is having all big companies and good schools also around there. I saw all kind of restaurants,food markets etc. If that is the case why are the prices of land near electronics city like 1000 - 1500 per sq feet. where as near Sarjapur road they are all like 2000 - 2500 sq ft. is there any problem near electronics city.

i stay in pune, seen a advertisement fromm patel realities Somdeville.

any idea , what should be the right price. is the prices asked by them is high?

Well there are many reasons for low rates in EC. One of the biggest ones are the huge number of vacant mid tier flats and slow development of roads in these areas. The entire area saw a big boom when EC Phase 1 and 2 started off and so many people bought into flats from all sorts of builders to cash in on the profits. This now resulted in so many flats for resale that property prices have gone down. Not to mention that entire stretch is so long with many branching in roads. Also note that many areas are low lying so few days of heavy rain and its a total mess out there.
Sarjapur ORR is where my parents stay and rates are really high. Mainly because of the connectivity and development in the area. Plus so many tech parks and malls as well and ease of travel to any part in Bangalore.
Prices are only driven by people's demand and taste and so the huge increase in prices here. One day, this area too will saturate and then prices will come down but overall, from experience, property and location wise Sarjapur ORR is much better than Hosur Road and EC properties.

Default Chaotic growth in suburbs

Electronic City has become victim of its own success, too many industries came-up resulting in sudden raise in demand which resulted in very rapid but chaotic development. I would call this as cancerous growth, there are hardly roads, most of them with dead ends, narrow passages in Begur-Bommanahally-Bommasandra-Bannerughatta belt. Greed of private developers/landlords/indivudals, fear of land aquasition by govt, lack of alternatives all added to this chaotic growth. Entire area is like a slum with suffocating roads, pollution, noise, lack of open space. We should note that most of this "development" has happend in the last 10 years! Even 200 year old Balepete, Chickapete, Avenue Road looks better as there are parallel roads though they are very narrow where as in Electronic city surrounding (same is in Whitefield area and other suburbs as well) roads are narrow but not parallel, with lot of dead-ends.

Elevated road won't change the scenario, you would be just flying over slums. BMRDA layout pockets are better but they are very few and are surrounded by husge unplanned developments.

Sarjapur Road-ORR is has location advantage being closer to city, Koramangala-HSR layouts. Also area is slightly better as it got developed slightly late, so fewer itsy-bitsy layouts. Again it all looks ok within few hundred meters from main roads but inside it is same story of unplanned cancerous growth. Just take Kasavanahally road or Haralur Road which connect Sarjpaur-ORR to Hosur Road, entire belt was supposed to come-up as Hitech City with a mix of IT Industry and residential layout but story is totally bad! There is not a single parallel road to ring-road or Sarjapur road, if there is jam in ORR or Sarjapur Road, entire area comes to stand-still.

BDA hasn't done any major planning/execution of infrastructure in suburbs for the last 6-7 years, they are doing some patch-work fly-overs here and there. It is in news every now and then for "recovering" some piece of land somehwere. What is urgently required making road grid in the suburbs before it get any worse.
