Recently, i have visited Ashiana Aagan and found that flats in phase 4/5 rates are same to the cost of flat in the resale so not sure whether we need to buy fresh allotment or go for the resale one.....my point of view is investment

Which one will give you earlier possession? If you get it soon in re-sale and get a smooth deal, then I would say go for re-sale than fresh allotment. But again, check all the papers in re-sale before committing.

All things being same, resale flats has to be cheaper by at least 10% for any buyer.
