I am more concerned about the builder. The precedents set in Noida developments in not very encouraging, especially terms of end quality, though it is better with respect to existing builders except Ashiana
Check out the Noida thread, I did double check the builders reputation and did not get encouraging replies. So dropped the idea of investing here. If you have the budget to invest in a Villa here, you could aswell look at Gurgaon market by slightly extending your budget. Rest is you call. On liquidity front, please share if you are you easily finding buyers who are offering premium on exiting- As I am also interested in the region, I am just trying to assess the liquidity in Neemrana RE. Please share your experience and offers. |

Hi All,
I have invested in Eldeco HillSide, neemrana. Hope it is a good investment. I have visited the site once. The location is quite good. The development is at fast pace. The location is just before the Japanese City. Senior members, please suggest about this investment. Should I hold it for long period or exit soon? |

I have booked it in Phase 2 (Hill Side) as Phase 1 (Eden Park) is already sold out. The construction for Eden Park has been started. I was also interested for Ashiana 2BHK but it is not available. Have you booked 2BHK or 3BHK? Location of Eldeco is definitely better but as a builder, Ashiana is more rewarding. |

By the way what was all inclusive cost including service tax and discounts for 1055 Good to hear that construction has started. |

I got one booked (2 BHK+S) 1055 sq feet on 5th floor on rates of 18th October.
Commulative BSP (including everything i.e. PLC/IDC/Parking/etc) is coming at 2425 psf slightly more what i get in bhiwadi but location looks damn good. Again a HIll View Side (H1 block) ... the best part i liked is two tiny hills on either side of NH-8 and this project is hardly (my block) 200m away from NH 8. Phase-1 is not sold out, just want to correct one border you can direct get it from any broker/dealer but company has stopped selling in Phase -1. Phase-2 look attractive at current prices if you have a perspective of 2/3 years.... |
