How much is the EDC/IDC for plots in the township? The calculation is somewhat different for the flat/floor owners in the same township I believe. Does your BBA says anything about additional charges that a builder could add on? These builders think that they can charge anything they want with a one-sided BBA, but it won't work that way if someone takes them to court.
When are you getting the possession of your plot? |

EDC IDC was 450 psy. I am told they have added one more developmental charge of around 400 psy. Yet to get the letter. Plot has been offered for possession.

Yes, those development charges are not suppose to be there if never mentioned before. I would say take the possession, get it registered and then fight, so that they can't do any funny business with you. Good or bad builder, I just don't trust any of them right now.
How much I know you had a plot in section B, correct? If yes, that means they are giving possession of both section A and B right now, which is good. |

I a told they are offering possession for C block also. Reason assigned to increases charges are concrete internal roads. You are right I will take possession ten file the case in consumer court.

That is actually very good for the township that they are offering possession of almost all the plots soon. Villas are next in line in my opinion and the construction with the floors project, Piyush Rosette is also going on at a decent pace.
Check other charges like security, club fees, township maintenance etc at the time of possession too as you never know what any builder will bring at the end. |

From the photos posted on the website, layout and development appears to be quite alright. However, once EDC/IDC has been arrived at the time of booking, they cant start levying additional charges. As of now it is concrete roads and tomorrow it may be something else. Consumer court should be able to redresse the complaint.

No problem!
I see plot prices continuing to rise with a good pace of 15-20% pa. One important positive point about Piyush plots are that it is the only township in Bhiwadi that has some decent size plots and getting possession/registry is definitely a boost in my opinion. Keep it for a while unless you are in need of money. |
