Default Investment option in Under Construction / Ready Possession / NA Plots

Hello All,

I am from Mumbai so not a local resident of Rajasthan. My wife is from Alwar so planning to buy a property in Bhiwadi which looks to me a promising investment option for 10 years down the line.

Can somebody suggest me some good builder and projects in this area.

Your help will be highly appreciated.

What is your budget for property investment in Bhiwadi?
Also, go through all the threads in the Bhiwadi section and you will get a good idea about the area, rates, builders etc. There are several decent builders in the area like Piyush, Krish, Omaxe, Ashiana etc, but you need to do some leg work and then decide.

Thanks for the prompt response.

I don't have any budget assigned to my investment as of now. I am doing some preliminary research once i do this ground work i can set my goals. Can you answer my below queries:

Q1. What are the average rates in Bhiwadi?

Q2. What is the loading %?

Q3. What are other types of extra payments (parking, high rise floor etc..)

Q4. Is there a concept of black money?

Q5. Is there something specific i need to consider, not sure now RJ govt. works on registration?

Some of my queries may be irrelevant considering the above in Mumbai region.

Rates are low and anywhere between Rs 1600-1900/sqft(all inclusive). Some high rise could be slightly more.

Loading is standard, but I have seen floors have less wastage than high rise, but again latter have better amenities in some cases. Floors usually have 75% carpet area.

This varies with project.

Q4. Is there a concept of black money?

I haven't heard of anything.

Q5. Is there something specific i need to consider, not sure now RJ govt. works on registration?

It is fine, haven't heard anything different.

Some of my queries may be irrelevant considering the above in Mumbai region.

There is nothing like reliable broker; whatever is available to them will sell you making it look good. Visit the Alwar by-pass properties and talk to the local dealers, scan the internet, shortlist the project and then shortlist the broker. That would be a good start in my opinion.
