Hello Everyone !!
I own a duplex house at Bomikhal near Cuttack Rd. I am thinking of selling it, but don't have any idea about its market value right now. If any members with some knowledge of the scene on the ground can shed some light, it'll be appreciated. I guess there is no magic number in such things, but something like a min-max range, or ballpark median figure can be arrived at. Whats the best way to go about selling it? Any recommended sites to post the ad on/honest, experienced RE agency to contact in BBSR? ------------------------------------------------------------------------ Its a 2 storey building on 1750 sqft residential plot (I have clear title to it). 1 bdrm, living rm, kitchen, full bathrm on the ground floor. 2 bdrms (1 of them master bdrm with attached bathrm), 1 other full bathrm, living rm & kitchen, 3 balconeys on the top floor. so 2 families can comfortably live on the 2 floors. also has a garage, gated community with security and housing association etc. ------------------------------------------------------ |

It actually depends on the exact location and type of construction. Incase it is squarish, good approach road with good ambiance and location, it will fetch a very good price from what appears in your write up. There are few agencies engaged in publishing (gharabari,orimark,99acres etc) besides the local brokers. However all the bhubaneswar brokers are not reliable. I assume you stay outside orissa and is the very reason for enquiring this. My suggestion will be to give an add in "The Samaja" at a miniscule price, to have a feel of this. Actually I was about to buy a duplex at Bomikhal (cuttack road side of Sahid nagar) and the price was around 45 lac for 1250 sq. ft. Price was a bit negotiable and it was a new construction. I did not buy eventually since I could not trust the guy. I will be personally keen to know also the price of your house. All the best. Last edited by carbideman; 26-01-11 at 11:41 AM. |

yeah you are right the exact price depends on a lot of other intangibles, and I'm out of state. To add to my otherwise incomplete description of the house: Its a mostly squarish plot, and approach roads are nice and well maintained. The complex is called Manorama something ... It was built in 2005-2006..don't have all the details with me right now, but marble flooring and other contemporary styles/materials. Does that help us arrive at an approx. range at least? Yep, google will help you a lot.
BTW, I just finalised a house last evening after a lot of deliberation. Now I will not have enough resources to look beyond. The middle man was a real pain point. The biggest hurdle in Bhubaneswar real estate market are the brokers. |
