do you have any idea on ATS Prelude project which is being built in derabassi. How does this place look for investment purposes.

I have not visited the site but seems to be around 8-10 km out of proper Chandigarh. You can see the construction updates at http://www.atsgreens.com/atsgolf_gallery.html, which shows that it should be ready by year end (assumption).

Regarding investment, it would be a long term one as rates are pretty stagnant now (it may increase a bit after possession but perhaps not enough to make a quick buck). Also, once ATS builds up the whole township, property prices will appreciate in Dera Bassi.

I bought a 2200sq.ft apartment in ATS prelude in Sept last year(2009) and got the posession letter in July 2010.
I am happy with the layout and construction quality. The location is on the Main Chandigarh Expressway around 10km before Chandigarh.
It has appreciated fairly since I bought it, and by the time the common area is completed by Dec 2010, I feel it should be good.
I have seen apartment complexes around Chandigarh, and none matches the ATS prelude. It will stand out uniquely like ATS Village stands out in Noida.

There is a recent launch of DLF project in Pinjore which I also believe is good.

I had bought the 2nd floor flat at Rs.1700 psf(per sq. ft.)
Presently ATS quotes Rs.2000+ psf, but my friend managed a deal a month ago at Rs. 1975psf

I had purchased a ground floor flat 1800 sqft in tower 6 during initial launch of the project. Finally have received poccession letter. appeciation factor is not there at all for now. lets see what the future looks like.
