Much stronger response than expected. Definitely a successful scheme and re-inforces overall strong demand for Tricity housing

Hans ki chaal chalne se Kauva Hans nahi ban jata. This is true for Gmada also. They want to project themselves as modern and techno savvy organisation. But with the same bunch of beurocratic mentality people working in it, improvement is very very difficult, if not impossible...

Default Premium apartments in the upcoming Golf Academy area.

Kulwinder Sangha

Mohali, February 23
The Greater Mohali Area Development Authority (GMADA) has decided to hold a design competition for constructing premium apartments in the upcoming Golf Academy area.
A decision to this effect was taken at a meeting of the executive committee of GMADA, held here on Saturday. The approval in principle to the proposal was given by the authorities concerned. Only those architects who had earlier designed such projects would be allowed to take part.
Sources said that a stretch of land, measuring 7.5 acres, had been reserved in the Golf Academy for the apartments and it was estimated that between 200 to 250 high class apartments would soon be constructed.
GMADA would be auctioning the apartments after the work is completed and hopes to earn about Rs 2.50 crore from each unit.
GMADA is coming up with a golf academy of international standards in Sector 65 and work is likely to be completed in about two months.
Spread over an area of 16 acres, the Golf Academy was proposed with an aim of promoting sports in the northern region. More than Rs 1 crore is being spent on it. GMADA had earlier hired the services of expert golf course architects and planners for designing and planning the landscape while expressions of interests were invited from the contractors and consultants with prior experience

Applicants seek GMADA refund
Over 100 flat-appliers want their earnest money back
Rajmeet Singh
Tribune News Service

Mohali, February 27
Perhaps for the first time, applicants are seeking a refund of the earnest money paid to the Greater Mohali Area Development Authority (GMADA) for the allotment of flats in a multi-storeyed housing scheme at Sector 88 here.
So far, at least 100 applicants have applied for a refund of the earnest money, mostly for two-bedroom and three-bedroom flats. As per the prevailing practice, the GMADA will deduct 2 per cent of the amount while refunding the earnest money.
More requests for refund are expected over the next few days, before the draw of lots begins on March 16. Flats have been priced at between Rs 37 lakh and Rs 69 lakh.
The first-of-its kind scheme had been launched last year. GMADA Chief Administrator Saravjit Singh said the money was being refunded as per the policy.
“Term it recession in the real-estate sector or flat cost, but only a few applications have been received in some reserved categories, resulting in assured allotment. Going by the experience of Aerocity and Ecocity, the scheme has not attracted a good response apparently making applicants nervous,” said another official.
Against the 4,500 multi-storeyed flats, GMADA had received 11,987 applications. The maximum applications had been received for one-bedroom and two-bedroom flats.
For 900 one-bedroom flats, around 3,300 applications had been received. For 1,800 two-bedroom flats, around 5,000 applications had been received. For 1,800 three-bedroom flats, around 3,700 applications had been received. The GMADA move during a recent meeting to increase the number of flats by around 1,200 was turned down by the executive committee chairman. The increase would have ensured assured allotment to most applicants, said sources. To woo more applicants, GMADA had relaxed the domicile eligibility criteria for applicants. Persons residing anywhere in the country could apply, but the response was still not good enough.

I hope this news item does not generate an avalanche of refund requests.
