HI ATLGUY,

Actually my understanding is ; Phase 1 and Phase 2 won't be much different. It's just the marketing glimp played by MS. They plots rates were increased to 22K but then they felt a drop in demand for plots hence they build a new phase 2 which they launched at 18K. In future, Plots of same size will be issued at same location irrespective of Phase e.g. 500 category plots would have same location for both phases just after the Group housing.

Also most of their land is in 1B (Milak, Mastgarh, Dhanaraun) and very less in 1C, Please be aware that DLF also have some land in 1B. I have actually met spoken to few people who have arranged the land for MS.

Hi RSNEGI,

Again just a word of caution that pls go through the contract/conditions thoroughly and try to pay 1st installment money in white.

Also, appreciate if you can answer below Qs.

  1. What's the price you are getting
  2. Are you buying directly from builder or agent
  3. Is it in palm springs or palm gardens and how about the location (1b ,1c or?)
  4. What's the payment plan
Good luck for you deal!!


Not much info but in case someone wants to know lil more about builder.

Thanks for the caution, i shall defn. plan to consider everything thoroughly.

Regarding your question i have actually not spoken to anyone for Price/Location/phase etc.

One word of caution for anyone who is planning to buy here (As suggested by Rickky also), Please pay first installment of 30% as white money only.

Can anyone answer the query from my earlier post.

I liked the above quotye posted on the forum.Its been 2 years and more I have observed and inquired the prices of MS in mullanpur and the price is stagnant from 18000 to 18500.Many dealers will say in orignal u get it for 24000 but thats not the case u can buy from the company in the range i have given.I eould not advise anyone to invest in MS at mullanpur because a)they dont have the ClU and I have heard that they dont have the required land also 105 acres b)their might be a change in govt SAD&BJP to Congress and this project may be in limbo c)The prices are not going to significantly imncrease in this project.

Hi Deep345,

Thanks for your advice but i still think of going for it .

Reason I have always been taught that more the risk, more the reward is, i hope this will hold good in case of MS. And actyally risk is of only 14Lac (30%) and that too if you planning to give all white can be covered upto some extent.

This time , i don't want to take informed decision rather i am feeling very optimistic to go with me heart.

MS does not have the required land.Thus i doubt it will get the CLU.
