Icon18 Manohar Singh Plots - CLU Status

Dear Members,

I am new to this forum. I was actually amazed while going through the forum, info which is very rare to find is free available in this forum. Thanks to the forum Community. The benefits we naive people are getting; are out of words to explain.

Coming back to my curiosity for manohar singh plots, I had one doubt.

The Puda Site Link (PUDA - Mega housing projects) clearly shows that DLF has already filed for CLU of "Vill. Togan, Dhanaura, Mastgarh and Milak" which earlier Manohar singh company was claiming to be his land. Does that mean the earlier rumour of MS selling the part of land to DLF has come true.
I understand that MS has filed for CLU of 105 Acre but not sure , Can any one confirm on this.

Hi RSNEGI,

The Manohar's project in Mullanpur seems to be very risky at this point. Couple of months ago there was a mention of Manohar's project in Mullanpur in PUDA/GMADA's website but now they have removed it and the other reason that you mentioned about their rumored deal w/ DLF.

The only reliable source to verify this rumor is to contact someone in GMADA/PUDA office.

Now not sure what's going on w/ the project but I personally know couple of guys who have bought plots over there, they have paid 30% of total amount and rest is due at possession time. Builder and brokers are claiming that they will get CLU in July/August and if they get it then those plots will be hot, as location is very close to Chd.

So in case you decide to buy then pls read contract/conditions carefully and see what will happen in case of all possible scenarios.

Thanks Mr. Rickyy,

I actually have tried inquiring from GMADA Office as one of my uncle works there. My uncle told me that forget about this project even the builder itself is not registered but at the SAME time the person he spoke in PUDA confirmed that the registration process is under process and he was assuring me to go ahead with the booking as the Builder has a good reputation in the chandigarh market.

Can any of the other members put some light on it or get it confirmed from PUDA/GMADA offices.

That's seems to be very contradicting stmts.

Well couple of my frnds are also saying that they will get CLU but considering the possibility of Govt change in punjab, one can never predict w/ 100% surity.

The current rate of these plots are 18500 psy so all you have to pay at booking is 1387500(30% of total) which is surely a risk but one can take definitely take it if the contract/conditions covers all scenarios well.

The rate will defintely appreciate w/ good amount if they get CLU, as again the location is very good

I had a word with Mr N. B. Singh who is the brother in law of the main promoter ( Mr Bunny - I guess Mr Bunny is the son of Mr Manohar). He confirmed that DLF too had a land in sector 1B and 1C but that doesn't mean that whole sector is of DLF. They (Manohar Singh) too had a land there.

Also, the map area which shows Manohar Singh plot area in Mullanpur map is actually a commercial project area. Residential area will be behind the comercial one. He confirmed that dont expect the CLU before June/July as they are waiting for election to happen. Once new government will be there in power then only they will spend some money to get the CLU. If they spend some money right now to get the CLU and a new govt will come after elections, then they have to spend some money again.

P.S. I have invested in Palm Springs.

Dear Rickyy,

I know those were contradictory statements but that's how various people responded whereevr i went for inquiry. But one thing is for sure, MS as a company has very good reputation in whole tricity area . I spoke to atleast dozen brokers/dealers/investment advisors and no one had a cent of doubt about their reputation.

But they don't have any paper/documents to prove that they actually ahve the land. the people i have spoken to have advised me to take this risk of buying the MS plots as it would be worth in future.

My heart says, "Go for it" ; Mind says "Don;t"...Battle is on

Mr Singh,

Did you get a chance to get any substantial proof of them having the land in 1B and 1C. They would defin. claim that they have a land in these two sectors. We simply can't trust their words blindly.

and can you confirm the current rate for palm springs (in fresh booking and resale)

Well to be very honset, I have not seen any proofs. But visited Mr. Bunny's home personally to get the approval for Palm Springs as they have stopped taking fresh bookings.

I have no idea abt the current rate. I have booked in November 2011 for Rs 18750. At that time I was getting Palm gardens for Rs 18100.

Dear Members,

After checking with various sources, i have decided to go ahead with Manohar Singh. the mood in the market for MS is uproot and def heading north.

This is what i have understood from different sources.

They have just filed for the CLU of commercial area which would be on the main road then group housing sceheme will come and finally the plots. They haven't filed for CLU for residential as they are waiting for elections which otherwise lead them to unncessasrly loose money if govt changes. Right now , they are in process of pooling money from various sources so that can be used more productivily after the elections.

ANY FINAL CAUTION POINTS from fellow members.

RSNEGI - Are you booking in phase-1 - palm springs ? or phase-2 palm garden ?

Did i get that right and what's the difference in terms of location i.e 1B or 1C etc ?
