Hello Groups,
I have received some information about two new projects coming up in Mohali junction. Both of them are selling virtual spaces. 1) Big Bazaar Rate: 4500 psf Minimum Area : 100 sq ft Return till posession : 10% Return after hand over to Big Bazaar: 38 psf (with escalation of 15% after every 3 years) + Revenue Sharing Buyback after 6 years: @6000 psf Buyback after 9 years: @7000 psf Combined return: arnd 18% p.a 2) Cinepolis Rate: 2800 psf Minimum Area : 100 sq ft Return till posession : 10% Return after hand over to Cinepolis: 24 psf + Revenue Sharing Buyback after 6 years: @4000 psf Buyback after 9 years: @5000 psf Combined return: arnd 18% p.a Both of them are started by C&C Towers Limited. I would like to know expert comments here regarding sale of virtual space. Any other feedback about this location and these projects? |
