Default Sector 111 / 112 Mohali. Reason for low rates?

Hello friends,

I saw a few adverts for plots in sector 111 / 112 Mohali at about 12K per sq yard.

It seems to be quite low considering that the area is not very far off from Chandigarh.

What are the reasons for such low price there? I read at a few places that there is some open drain causing stench at that place and that a railway line is passing just next to the plots. Is that the reason for the low prices?

I have a suggestion

Consider Sec 115 than 112 as this is far more better in terms of development and the wide roads.

There are some great projects in Sec 115 where you can get 500 sq yds plots in 12500 per sq yd

I checked out the plots available in Divine World Sec 115 Mohali, they are offering the same at 12500

Hope you can get your deal at the same price

I last checked with them about 1 month back

Ya world 1 is just next to Divine world, but I checked with Divine world guys about the licenses etc. they look clean, world 1 i have no idea

Hello friends,

I have a few queries if someone can help.

Location of Divine world looks good. However it does not fall under Gmada, rather it falls under Kharar i.e. it is not a part of Sector 115 Mohali but behind it.

1) What difference would it make? Would it be preferable to get a plot which is a part of Gmada sectors. How would the power / sewerage / water compare. I know they would not have rules like minimum 40 feet wide roads etc.

2) The area with them currently is 15 Acres. I know that Gmada rules stipulate a minimum of 25 acres but I guess that does not apply to Kharar plots.

3) How would the scope of appreciation be in Kharar as compared to Gmada.

There are some decent projects in Sec 117 as well. You could check out those as well. The prices seem to be low and this is closer to Mohali as well
