Default Mohali 66A Yellowstone vs UK infra vs JLPL

Here is information gathered by me on Mohali 66A plots. Rates are respective company quoted.

----------
Sukham/Yellowstone Sec66A
All approvals through. Layout on gmada website.

I asked cust-rep about buying in resale as the rate is less in resale, he cited these as problems with resale.
a) bigger part of payment in begining on resale but better payment plan with company.
b) fresh booking has more choice of plots
c) The company does not allow owner change in their records. Currently company wants to clear its stock first.
I asked that means I will also be not able to resell the plot, on that he said, company will remove this
restriction by the time I get the allotment or at most six months

Industrial : 360sy onwards, 15000 psy
Residential : 200sy onwards, 42000 psy

Commercial :
SCO on wide road coming from Sec63, 160sy, 1.6L psy
Booths (not on wide road) 8x25--35L, 10x30--50L

Finance : OBC,HDFC

------------------
UK Infrastructure
It seems uncertain on approvals aspect.
The customer rep on phone says CLU is applied.
On asking about approvals prior to CLU, she said they are not required and CLU can be directly taken and she has the CLU

letter with her which she can be shown on office visit :-) [ I had heard exact words from MS&co few months back ]

They could not provide site boundary outline on repetitive asking.
I could not go to their office though.

It is pre-launch. i,e previous to any kind of approvals :-)

plot rates : Indus@11,500psy and Res@27000psy and Commercial@notDecidedYet

----------------
JLPL Industrial Plot Sec82
500sy , 17500 psy -- 87.5L

JLPL IT Twin Tower Floor Space Sec66A
1200sqft (133sqyd), 54L i.e. 4500 psf

----------------

Location wise Yellowstone seems best. Price wise not so bad on Indu but big ticket on Resi.

Price wise UK infra is attractive. Location somewhere in 66A, not so bad. RISKY without Approvals.

JLPL 82/InduPlot is very costly and also big ticket, but being 250 acres may be better sorrounding development.
JLPL 66A/IT Tower Floor Space seems costly at 4500psf for this part of city unless it is commercial but its not mall.

Just writing based on phone calls with these three companies.
I am thinking about a plot 50L.

Can you advise, if the Yellow Stone project will ever kick off? They have shown zero development but still telling customer that they are in the market for 6 years and developing a township, investing more than 400 crore?

Is it safe to stay with them ?

I think, at Janta Sector 82, its what u get is what u see.
Resale of plots is available at 15000 psy, so not at all a bad deal at Janta Industrial.

Yellowstone and UK, i havent seen the layouts at all in all these years.
