Which area in Chennai will become the first to hit 1 Lakh per sqft and when?

Default Here are approx targets ...

Assuming Boat Club is 20000 per SFt, here's the timeframe at these rates of ROI.

Rate Years
8% 21
9% 19
10% 17
11% 16
12% 15
15% 12

Obviously it could happen earlier or later by a small margin.

Take your pick. I don't think above 15% per annum compounded over such a long period is a meaningful assumption.

rutland gate,
poes garden
boat club,
nungambakkam high road
khader nawaz khan road,
kothari road

the oppulent and the powerfull do not calculate ROI when buying homes it is the exclusivity and the neighbours which will dictate the price.
assume mallya/ambani wanted to buy a home in chennai will a 100 cr price tag deter them( when vinod khanna can pay 124 cr for a flat in mumbai allta mount so many in india can the list is long)

Most likely the places I thought !
It will hit the 1L circuit in the next 5 - 10 year before 2020.
