It is interesting discussion on Gold and Silver. I start thinking why the people who argue about Civil war in 25years from now in India (I personally expected it since 2003 Advani times but have concluded it wont happen in casteist India...dont want to discuss further on this forum...but caste is one great cushion against civil wars!!) and people who question justification for rise in RE prices where own can PHYSICALLY reside feel Gold and Silver are worthwhile.
Can I eat gold? Can I wear gold as a dress, even heavy ornaments will kill my neck, pity women wearing terrible sovereigns of gold, many modern women wear non gold ornaments! and finally can I reside in gold! Realestate gives me a roof to reside a place to accumulate even gold and silver! So why will Gold go up but not RE?
Strange are the ways of people and their rather obstinate thinking. Cheers.

Default cant buy it

wisemans posts are so long that its difficult to not to fall asleep in between. i think its more the case of 'if you cannot beat them with logic beat them by boring them to death'.

most of the data produced are just for the sake of doing it - ie 'producing data'. cant see the link between all the information and chennai RE.

I have been actively looking to buy property in chennai...and recently found many of the projects to my liking are all sold out. and most if the projects are in early stages - before obtaining approval . first signs of bear market would be unsold projects. and i have not seen anything close to that happening in chennai...

Basic reasons for Civil war is Economic and Social differences and instability, political unrest, lack of access to essential things food, water and alike; towards which India is heading, due to lack of Quality.

Can you please explain your criteria of liking, it makes a huge difference?
The recent GO on expansion of Chennai Corporation shows the Politians interest in Chennai RE rate hike

Civil war is unlikely.

External wars are very likely. I anticipate one big border incursion by China in 2010. Purpose will be to stress, strech and overextend India in its longest border. We will be forced to shore up our borders just like 1962.

The real test will be again waged by China through Pakistan as proxy. I expect USA to withdraw by 2011, befor US elections, from AfPak.

After that there will be unrest in Pak and a serious border clash with India probably in 2012 or 2013.

China will continue to promote unrest in India through Communists and Maoists.

All of these are bad news for Indian Stock and RE.

I did not contradict you! Did I? So can I say that if you are right, I keep 1c in the bank with the hope that after ten years, your salary of 20L p.a. will dip to 20K p.a. and I will be super rich?
In other words, RE is a super duper hedge against inflation. If there is zero inflation, zero growth in salaries as you assume then price may not shoot up and if there is deflation and salaries fall then RE might drop. However be prepared; if you are right your salary will start dipping, not that 20% down hill you saw last y ear, but rather by one less cipher(0) every five years. So I will be employing you in 2020 for one tenth of your salary!

PS. My salary between 1985s and 2005s approximately went up by 100 times, so I will not mind if your salary went down by 100 times in next 20 years. I hope your dream is valid! ROTFL.
