Default 2400 ft in Thoraipakkam near D.B jain College

Hi Friends,

Can you please tell me wats the price range of 1 ground near D.B Jain college.

Finalised to 39 L
it 500 meters from jain collage bus stop OMR.
Plot is on PVS nagar.North facing,
on 24 ft road
approved

is it a reasonable prince in that area...?

Default Reasonable 39L

39L is reasonable in OMR near Jain College. But make sure all the documents are original and correct. Lot of frauds in OMR area land documents.

it says it clear
is ther anyothe way to fine fraud document.

Default EC is ok

EC for 30 years makes you safe. If got throu the POA owner, get all the history of POA originals and verify yourself for correctness if not possible consult with known lawyer . Try to get the Patta also. If no patta available , once document registered on your name (i guess) , apply for patta immedately .

Patta , EC , Mother document (Thai Patthiram) give us peace .
still we have to protect the land from Gundas / politicians too else if not taken care properly (such a land in OMR) , somebody would be built the house. Not to scare you , in India everything is possible for money . We have to cautious in dealing everything.

a ground for 39L 500 mtrs from DB jain, sounds doubtful to me. its a prime location and the going rate should be 50-60lakhs - but am happy to be proved wrong

Sonumon, Even in thepeak time this pocket was selling for only 40 to 43L.
You must be confusing with other pockets in Thorapakkam, For example Balamurugan Gardens and Chandrasekar Avenue are also in Thorapakkam but the rate there is 1C per ground.

It all depends on the Layout quality, road width and the neighborhood.

The site is on the side of DB Jain is just back of the police Station.
This PVS nagar has a large Slum in the entrance and also faces the side fence wall of DB jain Collage. that is why te price has been low.

This area will get clened up in the future.
This lay out has good potential future growth as "The ocation" is great in terms of connectivity(OMR,BUS,Banks etc are near by). May be a bit clumsy now but it will change.

Yes, i agree at this point the area near the police station is shabby - but in due course things will pick up, think velachery 6 yrs back.. but still 39L looks like a bargain if its a whole one ground intact.... (yes, i didnt consider the slum proximity then)
