I am currently working in Japan. I was looking out for a plot in around chennai and came across a friend who is planning to sell a plot of 2400 sq ft in urapakkam. ( They said the road opp to vandalur zoo takes us to the plot.) The rate they ask for is 8 lakhs. Since I am zero in RE, pls advice me on the current scenario. Also to build a house of 1800 sq ft, what is the app quote given by contractors. Or is it advicable to buy a flat around chennai for 20 lakhs.(Considering my workplace will be around OMR...maraimalai nagar in another 1 year) Any suggestions or guidance is greatly helpful.

And what are the investment plans you can suggest to invest 20k per month (Japanese banks dont have any savings plans and no interest on fixed deposits).

The land price quote on that place in very high. You can ask for a quote from many seller instead sticking towards one.

If some one is selling you 2400sqft for 8L in Urapakkam that that place will be unliveable for sure, too far from GST and railway station for sure.

Yes Almighty is right,

the ongoing rate in proper Urapakkam is around 30 -35 L per ground.

so it will have issues.
