I cam across a house which is 35x75 with two portions for rent 5k each in 5th Avennue and its 500mtrs from main road. Now my question is this person is quoting around 65L negotiable. What price can be given in this place considering building is 8 yrs old. Its a corner plot in which onside is facing road with shops in them. Plz shed your thoughts on the same

Hi, One ground (2400 sft) --approved patta land-- in Banu Nagar is around 35-37 lacs. Pls value the building on your own. Also check documents thoroughly in this area bf4 u invest.

Thanks for the response. Please do let me know why is that you are stressing a lot when checking the documents in this area ? any issues as such ? please do throw some light..

Hi, Banu Nagar -- per the info I have -- had issues of double documentation, unapproved layouts etc..In Ambattur, thiruvengada nagar, krishnapuram, Ram Nagar, Priithivpakam, Vijaylakshmi nagar, Vinayagapuram etc has lesser such issues compared to Banu Nagar.
I'd suggest to verify docs before buying in Banu Nagar/ Oragadam /Venkateswara Nagar areas of Ambatur
