Default apartment vs duplex house

Friends,
I know that this is the most discussed & beaten to pulp topic. After going through a lot of links, I am able to factor all points, but one question that I have is what is the resale value of aparments after certain years in Chennai. Taking an example,

option 1 - apartment at 300m from main road - 50 laks
option 2 - Duplex house at 1.5 kms from main road - 52 laks

I am wondering what would be the resale value difference between these two options, assuming all other factors being same.
