Hello folks,
Great information on this forum. Question for the gurus.

Hallmark infrastructure has advertised flats in mahindra city for 45L for 1680sqft. They also say they will sign contracts that guarantee us a rent of 9 Rs/sqft(Rs 15,000) for up to 10 years. They will also give us a 5% increment on the rent every year.

And this contract can be voided any time. Sounds like a good deal. NO? Thoughts????

Buy some lands not flats in such place, it does not make sense.

Flats are for only places where you cannot afford the land buying.

Investing in Mahindra City Sylvan county is a better deal as you get ATLEAST Rs 13/sq ft already !

Hi Member,

This looks gud deal but however, you have to make sure that the rental income is constant as such anytime, they may void the contract and you have to pay the whole EMI.

If it is in less EMI group, you can adjust, but this one eats your pocket more.

hallmark is not inside mahindra world city it is located right now in gokulapuram behind it.where a couple of homes exist and right now is a uninhabited place where people buy plots in anticipation of growth.
hallmark and villa vivianna are two projects there.
i visited this place 7.00 p.m and unfortunately my car broke down on the way back and believe me i had to walk in utter darkness for 3 kms before i could locate a soul and my poor friends mom who was the reason for my visit was scarred to death for about three hours before i could get a person to help us take an auto to tambaram and would you believe i paid 1100/- for the trip.

wow..thanks for the feedback. i guess the sentiment is overwhelmingly against buying i guess.

like i said, the guaranteed rent for 10 years is what made me think twice about this.

You can't buy land which is 1680sqft for 45L. If someone says it's a lie if not, it can't be in the main it has to be inside.... i know that place very well.. it has changed a lot in the last 7 years...

Invest 45L, get a jungle home and imagine a contract to get 15K rent. Actually 1.8L rent (imaginary..breakable contract...meaning NO CONTRACT) for investing 45L in the jungle and we are arguing about it shows that folks in Chennai are
a. Mad..terribly mad.. Will buy anything useful, useless, shit, crap anything IF IT IS IN THEIR SO CALLED BUDGET.
b. If someone gives u a small vessel as gift if you buy sari for 5K then u buy it...typical IDIOTIC GREEDY MENTALITY.
Other than this I dont know what this thread is all about.
I will put 45L in a bank at even 6% interest rate and buy when I need to and WHERE I NEED TO.
PS. Abk, your car needs to be changed I suspect. Just an afterthought joke, but I think if you go to such a place at 7pm, then you can terrify anyone not just your friend's mom. It reminds me of the Vivek joke where he ends up in Tirupathi along with Vijay!
