Default Best place to buy Apt

I am planning to buy an apt in chennai. Please give some suggestion on which area is good to consider for buying the apt.

My budget is 30 - 40 L. I thought of considering the below for selecting the location. Give me some idea,is there anything else need to be considered.

1) Inside the city limit
2) Near to all the necessary amenities
3) Near to best schools

Dear friend,

Details required:
2 bed or 3 bed?
Is it for own living or for investment/rental purpose?
Do you need the flat in a large complex or medium like 4 or 8 or 12 flats in the project ?
Do you need near Railway station or bus terminus and within what distance?
Are you planning to go for loan or cash ready?
Which area do you prefer?
Where is your workplace? Do you prefer near to work place?

Budget gives relief, but sellers hike prices much before that. Dont imagine that you are in a bus stop and bus will come. You have to jump into a moving bus or you dont get it.
Look at the fools who missed the bus in 2004. I will love to hear from those bears who were talking of oru ayiram, etc. They will have to say 10 kodi, 20 kodi etc very soon.

Do you need near Railway station or bus terminus and within what distance? -- Preferable with in 1 KM
Are you planning to go for loan or cash ready? -- Loan
Which area do you prefer?
Where is your workplace? Do you prefer near to work place? -- Not really
