Which one is better? Bhaggyam urban ville or Bhaggyam Griha?

I hope in urbanville everything is booked.

Both urbanville and Griha are adjacent properties on the backside of the road. So it shouldn't make big difference as far as the area is considered.

Griha is a launched project and its possession would be in Mar 2013, as far as I spoke to the Sales Mgr.

Since there is no CMDA approval for this property, Housing Loan cannot be taken now. The Sales mgr is asking to pay the booking advance to book the flat and wait till they get the CMDA approval for processing the loan.

DivyaRaman, have you booked a flat in Griha?

They do not expect us to pay any more than the advance amount of 5L till the CDMA approval is got. That sounds like a good deal to me. The price is a factor now... is 4800 worth it for that area. How will the appreciation be.

Yes, the Sales mgr confirmed the same to me. To pay the advance of 5L and wait till the CMDA approval is got. They are very sure and also heard from couple of people that they would get it without any issues on the approval front. They have started the work in the site on the pile foundation etc.

4500 was the launching price and they already increased 300 rs I guess. Recently yesterday while speaking to him he said the prices are set to be increased to 5100/sqft for GRIHA.

@Sriscool, Nope havent yet booked any in analysing phase.

hmmmm 4800 to 5100 is a bit too much. The more I wait the smaller my house will get.... but is this price ok for the area. Builders have know to create a hyped up price based on demand as opposed to the real worthiness.

true.. the more we wait we lose much space... but the minimum they have is 1156 in this apartment so it would not be so small.

I am not able to comment on the price for this area, in general now a days there is no place in the thoraipakkam area where we can say the price to be 3000 range.

This is quite near to main road around as far as I heard.

But, dont think about only the area price we are going to buy. In addition their sheet contains Corpus fund, Service tax, regn charges, Maintenance fee Rs2/sqft for six months in advance, Car Parking, EB charges which adds up to 6L or more approximately.

so there it goes...

One of my friend's friend has booked there and he said that booking is closed in Griha, is that true.

visited the site 2 weeks back and they have started piling work. when i spoke with them they said there wont be any problem in the approval front . the approach road at present is not good. the L stretch from griha to urban ville may be put by Bhaggyam in future. but the stretch from urban ville to the OMr road has to be done by local authorities and since many projects are coming ,hopefully we can expect some development in future once sewage/metro water works are over.
our main concerns were water and the nearby perungudi dumpyard.
my query is if we get metro water supply in future will it be only for cooking/drinking purpose or will they provide for all domestic uses.
