Building Approval for a CMDA approved land - Indian Real Estate Forum

Can we get building approval(CMDA) for a 60*40 land in puzhuthivakkam (CMDA limits) area located on a 16 feet road ? To my knowledge, this area is unlikely to be in the Continuous Building Area (CBA) and minimum road width required seems to be set at 6 metres(20 feet) for areas outside CBA but with in CMA limits. Is the unapproved construction the only choice for the land owners on this 16 feet road?

you can get approval for a 16 feet road if the street is a public road.I have built one on a 16 feet road with approval in 1999 in chromepet near the MIT flyover

I am not sure whether they allowed it then. Second master plan does seem to mention the minimum road width as 6m for "Ordinary Residential Buildings" in Page 22 of link below:

Isn't this master plan in force already?

you said it was a CMDA approved land,then you will get an approval.
give me the details of the cmda approval

Seller continues to say it is CMDA approved but I have asked for CMDA approval. Will it be mentioned in the title deed?
