Default Central Park South - Lancor Builders Sholinganallur

Hello:
I went to Central Park West last weekend to see if any 3BHK flats are available in 2nd or 3rd floor but unfortunately all of them are sold out and handed over. Lancor is starting Central Park South in a month or two and expected completion is 2010 December. Current rate for this Rs3800/sqft + other exps common amenities.
I have seen the model apartment (service apt) of Central Park (Phase1) and we are satisfied with what they are providing. I work at Tidel Park, so can't go further south on OMR to buy in TVH or DLF etc. This is coming to 12-13KM to Tidel Park. Since it is straight road with less traffic compared to other internal roads, it takes 20min (in Car) when I checked it.
Location: On OMR, just after Sholinganallur to ECR/Medavakkam junction.

Is the price Rs3800/Sqft worth for this location? Only negative thing about this I have to wait till 2010 Dec for possession.

Can anyone please share their comments if this is a good buy considering the timeline. Are there any ventures which are better than this. If you know earlier completed CP, CP-West price details, please share.

Lancor is a good builder. Quality, finish, service would be good.

If you buy it for self use, look at it in long term perspective. How many years do you think you will work in Tidel park - What if you switch job or yr office relocates to a different place? Please look from this angle too.

The location is great, right near the junction.I have seen th Central
park development and it is great.
It is close to the up coming Financial City.

That juction will be hot spot in the future.

I was told International hotel group Starwood chain's Aloft hotel is coming there too.

Thanks for your responses.
I work for an IT company, even if I change my job most of the IT companies are on the OMR and this place is between Siruseri & Tidel..so that way I'm fine with the location.

What do you think about Rs3800/sqft, is it worth for this price.

Lancor is a good builder and the apts will be good. But pricing is on the higher side. Some projects before sholinganallur in Thoraipakkam may go for less than 3800 which would give you less commuting distance to tidel park. If you don't find one suitable in thoraipakkam, Lancor can be the next best buy.

Did you check out at Doshi Etopiaperungudi -3800 per sq ft negotiable?

Yep. I checked it. Lancor is far better compared to Etopia. Drawbacks for Etopia I observed are Dining/Living room style (instead of "L" shape), restrooms are very small less than 30sqft, you can smell the dump of 200ft road here, approach roads are very narrow and inside from OMR. I could have compromised for some of them, but the available apartments are very few in Etopia-I in 1500+ sqft in 2 or 3rd floors. Now, finally I singed up at Ayswarya foundations "Prapancha" which is on OMR in Thoraipakkam for Sqft price Rs3400 with all amenities of Doshi & Lancor.

Hi fundoovj, congratulations on your booking. Prapancha location and the price looks interesting, can you tell me the availability position and any specific terms to look for while talking to the builder?

Ask for penalty clause if the completion is delayed beyond March 2010. With the pace of work, they will finish the apartments and will be handed-over by March-Apr 2010 but the common amenities might take 3-6 months after that. Negotiate for the best price.

thanks fundoovj, i spoke to one of the partners and he did say that mar 2010 date will be met. however, the no of flats available is only a few, i know this is the usual tactic but do u have any clue on how many are still available and its very difficult to find any information on this place on the net, even wikimapia does not have an entry.
