Chitlapakkam SarvaMangala nagar flats-need advice - Indian Real Estate Forum

Hi,
I have come across proposed apartments at a prelaunch offer of 2600/- in sarvamangala nagar chitlapakkam(tambaram).
pls help me decide and guide me.
the site plots are CMDA approved,on 30 ft road.
the complex will have 4 blocks with CCP.
flats range from 650-1050 sq ft
the const will start after pongal
the site is hardly 10 min walk from Hasthinapuram bus terminus
it is near priya matriculation school
it is 1.7 km from velachery road.

i went to chitlapakkam last weekend to a friends house and could see lot of flats being built,just curious i saw a building built by a builder named GURU he quoted 3200/- + regn,OCP etc
