We have a 4000 sft plot in adyar in a predominantly residential area, abutting a 30ft road ( 9m road). Frontage is 40 ft.
As per the CMDA guidelines, one can build max 6 flats, G+2, on a min 200m2 plot and max 12m height. For 300 m2 plot, max 8 flats, G+1 AND 9M height. What is the rational behind this ? Bigger plot's height is limited to 9m while smaller plot gets 12m ? ![]() Salim |

You can apply for Premium F.S.I paying the guideline value. for a 30ft road you can apply for 20% premium FSI. So your total FSI will be 1.8* 4000 = 7200 sqft.
