Default CMDA guidelines for Special Buildings

We have a 4000 sft plot in adyar in a predominantly residential area, abutting a 30ft road ( 9m road). Frontage is 40 ft.
As per the CMDA guidelines, one can build max 6 flats, G+2, on a min 200m2 plot and max 12m height.
For 300 m2 plot, max 8 flats, G+1 AND 9M height. What is the rational behind this ? Bigger plot's height is limited to 9m while smaller plot gets 12m ?

your area is 4000 sqft

you can build 1.5 fsi out of it

thats 6000 sqft,3 floors, 6 houses
dont worry about other formalities the builder and architect will see to it

Go for joint venture at a ratio of 50:50 with 6lakhs cash or 60:40 with 10% advance of land value dont negotiate with this

You can apply for Premium F.S.I paying the guideline value. for a 30ft road you can apply for 20% premium FSI. So your total FSI will be 1.8* 4000 = 7200 sqft.
