Default DLF Garden City Chennai Reviews

All,

I am thinking of investing in a 2 BHK at DLF Garden City in Chennai. I am told that the first place is complete and is being given out for possession. Any views on this project is valuable.

P.S. is 3500 per Sq feet good for this area at this time. If not this, any other nice and "almost complete" projects in OMR that I an look at?

I heard negative comments too...But I heard phase 1 is complete now...I was wondering if anyone owns a flat there and how the area is.

I had been to the place. Lot of actiivity is going on and occupation is likely to commence any time. There is a two way access - one thru Gandhi nagar layout and the other thru Semmencherry bus stand i.e. tsunami housing colony. Huge structures of DLF is seen, about four towers or so and the place is likely to become a residential hub once delivery takes place in all the phases. In the mean time I would suggest to acquire a ground of land so that construction can be taken up once all round development takes place. There will be tremendous value addition to the land this way.

Today I had been to the DLF garden. But for the Tsunami Colony entrance and the bad roads, the area is brimming with activity. Towers and Towers of residential buildings everywhere. 3 schools around the area fully functional- HLC, PSBB Millenium and BVM Global. This DLF Garden is going to be a hit a few years down the lane.

Any idea what is the current market rate for land in that area and by the way can anyone name some layouts in these locations?

Tsunami colony and TN slum clearance board apartments are the negative factors for this project. Beside it is more than 3 KM from OMR on narrow approach road

Bad location. Approach is through slums. I do not know how they selected this place.

DLF Garden City which is 3 KM from OMR in Chennai, has got delayed by more than 2 years now. The completion timelines have been changed / rescheduled more than 10 times, and now they have just started sending possession letters, but they are asking for 250-330 per sqft more from the buyers while sending possesion letters. This is ridiculous. AFter years of delay, increasing price after sigining sales agreement is a rude jolt for buyers. Customers go to big brands thinking that although they will charge huge premium but they will stay away from un-ethical behaviours like delaying projects by years after taking >90% advance. Although customers have filed court case but that's not a solution and it's really sad that you invest your hard earned money and then have to face issues like this.... How can we get out of this, Could anyone suggest?

i know all this hiccups. DLF Garden City is a land mark project and dont worry of the roads which will be laid by DLF themself from OMR to the site. has a lovely school psbbmillennium (joint venture of Educomp and PSBB Schools) and over the time the school will grow in status (Guindy and Porur campus are really good) and every software guy will want to put their children in this school and preference will be given to DLF residents as the land belong to them. I know they are delaying by years, and raising the prices. Imagine they r just recovering from the real estate shock of 2008 and they r new to south india and all these teething difficulties will be there. but feel it will go in a premium price in few years time. catch it if u can.
